Climate for funding - as 2011 approaches

"Despite high profile demands from the Government for increased bank lending, funding has been difficult to come by. The appetite for traditional overdraft lending has been low, and is likely to worsen due to the impact of Basel III on banks' capital base. Commercial property lending has also been very difficult to come by.

"Respite has come in the shape of Asset Based Lenders. While lending criteria was perhaps more cautious than in years gone by, we have seen a less stringent approach to underwriting as the year has progressed. The product has also developed significantly, with lenders able to leverage funding against a full range of tangible assets, including property. The days of funding against invoices only are long gone.

"We don't expect to see any great increase in traditional bank lending, which should provide exciting opportunities for Asset Based Lenders, in both the independent and bank owned sectors."
