Background

Southern Grove, in joint venture with Falco Group, is developing a £36 million GDV purpose‑built student accommodation scheme comprising 43,249 sq ft, including 5,382 sq ft of commercial space. The project forms part of Southern Grove’s wider ambition to deliver 50,000 homes across its living sector brands.

Action

Led by Director Andrey Redman, the Real Estate Advisory team structured both the debt and equity elements over an eight‑week period.

Key elements included:

  • Securing a 70% LTV facility with Ingenious Capital Management.
  • Sourcing a JV equity investor aligned to the scheme’s strategy.
  • Working collaboratively with all parties to ensure the structure supported the clients’ long‑term business plans and wider development pipeline.

The funding package provides Southern Grove and Falco Group with the certainty needed to move the scheme into construction later this year, delivering:
